Builder assist in Louisville Ky

I am thinking of opening a builder assist facility in Louisville KY. I have a chance to rent a huge hanger that also has an apartment attached for builders to stay that are not close enough to travel back and forth. I just don't know if there is enough builder to sustain a long term business in this area.
Any feedback would be greatly appreciated.
